Architectural Services

Our architectural services can be structured and explained using the RIAI (Royal Institute of the Architects of Ireland) Work Stages, which are a series of sequential steps that we typically follow during a building project. These stages ensure a systematic and comprehensive approach to the design and construction process.

By following the RIAI Work Stages, architects can provide comprehensive architectural services that ensure a successful and well-executed building project, meeting the client's vision and requirements while adhering to quality standards and timelines.

Here is a breakdown of architectural services using the RIAI Work Stages:

Stage 1: Inception

During this initial stage, we engage with the client to understand their project requirements, objectives, and budget. We conduct a feasibility study to assess the viability of the project, considering site conditions, planning restrictions, and other relevant factors.

Stage 2: Sketch Design

In this stage, we develop the project's concept design based on the information gathered in the inception stage. The outline design includes sketches, drawings, and 3D visualisations to illustrate the overall appearance and spatial layout of the building. It also outlines the proposed materials and general specifications.

Stage 3: Design Development

Once the client approves the outline design, we proceed to the design development stage. Here, the design is refined, and technical aspects are addressed. Drawings are prepared and submitted to the local authority (if required) for Planning Permission approval. 

Stage 4: Tender

During the tender stage, we produce Detailed drawings, plans, and specifications, covering architectural elements. We coordinate these with structural systems, mechanical and electrical systems, and other critical details to ensure all aspects of the project are considered. We then assist the client in preparing the necessary documents and invite tenders from potential contractors.  We review the received tenders and help the client select a suitable contractor based on qualifications, experience, and price.

Stage 5: Construction

Once the contractor is selected, the construction stage commences. We administer the building contract and oversee the construction process. Regular site visits are conducted to ensure that the construction aligns with the approved design and quality standards. We also handles any changes or variations required during the construction phase.

Stage 6: Handover

When construction is completed, we inspect the building for compliance with the design and specifications. After ensuring that the project meets all the required standards, the architect facilitates the handover of the building to the client.

Stage 7: Use

The final stage of architectural services involves monitoring the building's performance during its operational phase. We review any post-occupancy issues and addresses them, if necessary. This stage helps to assess the success of the design and identify any improvements that could be made for future projects.
